    What does the Bright MLS survey tell us about buyers and AI?

    A nationwide Bright MLS survey, conducted July 1–3, 2026, included 1,056 people planning to buy a home within the next one to two years.

    According to the findings published by housing economist Lisa Sturtevant:

    • Nearly 40% were fully comfortable using AI alone for property searches.
    • 37.3% were fully comfortable using it for financial calculations.
    • 52% rated real estate agents as a very trustworthy source of accurate listing information, compared with 33.8% for AI search.
    • Fewer than 30% were fully comfortable relying on AI alone for negotiations or drafting legal documents.

    These are national findings, not a separate survey of Philadelphia suburban buyers. They suggest that buyers welcome convenience while still valuing human guidance for decisions with bigger consequences.

    Can you trust an AI mortgage payment estimate?

    Treat it as a starting point.

    A payment estimate is only as useful as the numbers behind it. Ask what interest rate, down payment, loan term, taxes, and insurance costs were used.

    Your housing budget may also include mortgage insurance and association fees. Utilities, maintenance, and repairs need room in the budget too.

    The Consumer Financial Protection Bureau explains that principal and interest are only part of the cost. Review your lender’s Loan Estimate and confirm which expenses are included in the payment and which you will pay separately.

    Two homes with similar asking prices can have different monthly costs. That difference deserves attention before you fall in love with either one.

    Where does professional judgment matter most?

    An offer brings several decisions together: price, financing, inspections, timing, and the terms you are willing to accept.

    Your agent helps you evaluate comparable sales, understand the market around the property, and negotiate around your priorities. Your lender verifies financing. Your inspector evaluates condition within the inspection’s scope. An attorney can advise on legal questions.

    AI can help you prepare for those conversations. You still need someone who can explain the choices, follow through, and answer your questions as the transaction changes.

    And you remain the person making the decision.

    A simple AI prompt to use before your next showing

    “Act as my homebuying research assistant. Compare the public listing information I provide for these homes in the Philadelphia suburbs. Create a table showing asking price, bedrooms, bathrooms, property taxes, association fees, and questions to ask at each showing. Include the source and date when available. Mark missing or conflicting information clearly. Do not guess. Finish with questions for my real estate agent and mortgage lender.”
