    How the millage works

    Combined 2025 Chester County + Tredyffrin Township + TESD millage. You pay three separate bills: county (Chester), municipal (Tredyffrin Township), and school district (Tredyffrin/Easttown School District). School district millage is usually the largest of the three.

    How to apply

    Homestead / Farmstead Exclusion: file once with the Chester County Board of Assessment (deadline March 1). PA Property Tax/Rent Rebate: file annually with the PA Department of Revenue (Form PA-1000). LERTA / KOZ programs: coordinate with the municipality's economic development office before closing on a rehab or new-construction property.

    To estimate: multiply the parcel's assessed value (not market value) by the combined millage per $1,000. In Chester County, assessments are usually a fraction of market value — the "Common Level Ratio" (CLR) published annually by the PA State Tax Equalization Board reconciles the two.

    Any owner-occupied primary residence in Chester County. File Form 71-101 with the Chester County Board of Assessment by March 1. It reduces the school district portion of your bill.
