King of Prussia, PA Property Taxes & Tax Break Programs

    How the millage works

Combined 2025 Montgomery County + Upper Merion Township + UMASD millage per the county Board of Assessment. You pay three separate bills: county (Montgomery), municipal (Upper Merion Township), and school district (Upper Merion Area School District). School district millage is usually the largest of the three.

Applicable tax breaks for this town

    1. PA Homestead / Farmstead Exclusion (Act 50) 2. PA Property Tax/Rent Rebate Program (age 65+ / disabled) 3. Upper Merion senior discount programs 4. PA Clean & Green Act 319 (open-space assessed lower)

    How to apply

Homestead / Farmstead Exclusion: file once with the Montgomery County Board of Assessment (deadline March 1). PA Property Tax/Rent Rebate: file annually with the PA Department of Revenue (Form PA-1000). LERTA / KOZ programs: coordinate with the municipality's economic development office before closing on a rehab or new-construction property.

    Estimating your bill

To estimate: multiply the parcel's assessed value (not market value) by the combined millage per $1,000. In Montgomery County, assessments are usually a fraction of market value — the "Common Level Ratio" (CLR) published annually by the PA State Tax Equalization Board reconciles the two.

King of Prussia — Taxes & Tax Breaks — FAQs

The combined county + township + school district effective rate is approximately 1.4%–1.7% of market value. Your actual bill is set by the parcel's assessed value × total millage.

Any owner-occupied primary residence in Montgomery County. File Form 71-101 with the Montgomery County Board of Assessment by March 1. It reduces the school district portion of your bill.

King of Prussia does not currently offer a broad LERTA or KOZ program, but neighboring municipalities do. Ask Saiid for a shortlist of tax-advantaged parcels in the corridor.
