How the millage works

Montgomery County + township + SD millage (varies by parcel). You pay three separate bills: county (Montgomery), municipal (Upper Merion / Schuylkill Township), and school district (Upper Merion Area SD / Phoenixville Area SD (parcel-dependent)). School district millage is usually the largest of the three.

How to apply

To estimate: multiply the parcel's assessed value (not market value) by the combined millage per $1,000. In Montgomery County, assessments are usually a fraction of market value — the "Common Level Ratio" (CLR) published annually by the PA State Tax Equalization Board reconciles the two.
